Pre-construction Services
Olympian Construction will provide detail cost services in our pre-construction services division. We work hand in hand with the design team and owners to insure budgets are met prior to actual bid of the project. The cost analysis is broken down in the following three topics.
- Schematic Design Development, quantify cost estimate with 16 divisional breakdown using past experience and current pricing data in Timberline Estimating software.
- Design Development, estimate new drawings along with detailed breakout within specified areas as indicated. Secure Mechanical, Plumbing, and Electrical subcontractor for estimating as to verify budget numbers as selected in previous estimates. Overall approach to construct ability and continued value engineering. Ensure project schedule is feasible so that owner understands durations, phasing, down times, and delivery of building.
- Construction Documents, solicit bid proposals invitations, receive proposals, review contractibility and value engineering comments and values, consolidate and collaborate with owners and architects for open book review. Have preliminary review with local codes and state, along with architect, so that any changes to the plans are in coordination with all juristictions. Permit fees, impact fees, and utility tie-in are also discussed to ensure there are no surprises during the construction phase.
